Terms and Conditions for Villas at Tabor SMS Communications

These Terms and Conditions govern SMS (text message) communications between Fairfield Tabor LP, doing business as Villas at Tabor ("we," "us," or "our"), and residents of the property located at 200 E Tabor Avenue, Fairfield, California 94533.
Program Description
Fairfield Tabor LP operates an SMS communication program for the benefit of residents at Villas at Tabor. The program enables two-way text message communication between residents and property management for purposes related to the tenancy, including but not limited to: maintenance coordination, rent reminders, scheduled entry notices under California Civil Code §1954, lease-related inquiries, and general property communications.
Enrollment and Consent
Residents provide consent to participate in the SMS program by providing their mobile phone number on their rental application and lease agreement at the time of tenancy commencement. By providing their phone number, residents consent to receive SMS messages from Fairfield Tabor LP at that number.
Message Frequency
Message frequency varies based on tenancy activity and individual resident communication. Residents may receive messages related to maintenance requests they have submitted, scheduled property entries, rent and payment matters, and general property announcements.
Message and Data Rates
Message and data rates may apply based on the resident's mobile carrier and plan. Fairfield Tabor LP is not responsible for any charges incurred by the resident from their mobile carrier.
Opt-Out
Residents may opt out of SMS communications at any time by replying STOP, UNSUBSCRIBE, END, QUIT, or CANCEL to any message. Upon opt-out, residents will no longer receive SMS messages from the program. Residents who opt out may continue to receive lease-required notices through alternative methods, including phone, email, mail, or in-person delivery, as provided by California law and the lease agreement.

Supported Carriers
The SMS program is supported on major U.S. wireless carriers. Carriers are not liable for delayed or undelivered messages.
Privacy
Information collected through the SMS program is handled in accordance with our Privacy Policy, available at https://sites.google.com/view/villas-at-tabor/home. We do not sell, rent, or share mobile numbers or SMS content with third parties for marketing purposes.
Changes to These Terms
Fairfield Tabor LP may update these Terms and Conditions from time to time. Updates will be posted on this page with a revised effective date. Continued use of the SMS program after changes are posted constitutes acceptance of the updated terms.
